Verteilt auf Erdgeschoss und Obergeschoss ist eine Wohnfläche von 250 m2 geplant. Questo progetto unico è destinato ai clienti per i quali il proprietario vorrebbe costruire una villa in una posizione molto tranquilla immersa nella natura, a soli 7 km dalla città istriana di Žminj. Il progetto è soggetto a modifiche e il cliente può includere alcune sue idee nell\'aspetto e nella funzionalità del progetto stesso. L\'inizio della costruzione è previsto solo quando si trova un acquirente!

La villa è stata concepita in una combinazione di stile istriano e moderno con una superficie netta di 250 m2 (piano terra e primo piano). Al piano terra troviamo ingresso, cucina, sala da pranzo e soggiorno, locale tecnico, ripostiglio e wc. Le scale interne conducono al primo piano, dove si trovano altre due camere da letto, ciascuna con proprio bagno e balcone, ed una terza camera con bagno (senza balcone).

Considerando che la casa si trova in un docile querceto istriano, l\'obiettivo è proteggere il più possibile l\'orticoltura naturale esistente, e per questo motivo si prevede di piantare solo piante basse nel giardino accanto all\'edificio sulla terrazza della piscina. Secondo il progetto è prevista anche una piscina con zona prendisole, terrazze, due posti auto con tettoia in legno e una tettoia barbecue parzialmente murata. La piscina avrà acqua dolce, piastrelle a mosaico e sarà riscaldata da una pompa di calore. Il riscaldamento e raffrescamento della casa è regolato da una pompa di calore elettrica con collettori solari, riscaldamento a pavimento nei bagni e asciugacapelli. La carpenteria sarà in PVC. Il progetto viene venduto senza mobili, ma se il cliente lo desidera, è possibile organizzare la decorazione degli interni a un costo aggiuntivo.

This unique project is intended for clients for whom the owner would like to build a villa in a very quiet location surrounded by nature, only 7 km from the Istrian town of Žminj. The project is subject to change, and the customer can include some of his ideas in the appearance and functionality of the project itself. The start of construction is planned only when a buyer is found!

The villa was conceived in a combination of Istrian and modern style with a net area of 250 m2 (ground floor and first floor). On the ground floor there is an entrance hall, kitchen, dining room and living room, technical room, storage room and toilet. The internal stairs lead to the first floor, where there are two more bedrooms, each with its own bathroom and balcony, and a third room with a bathroom (without a balcony).
Considering that the house is located in a tame Istrian oak grove, the goal is to protect the existing natural horticulture as much as possible, and for this reason it is planned to plant only low plants in the garden next to the building on the pool terrace. According to the plan, a swimming pool with a sunbathing area, terraces, two parking spaces with a wooden canopy, and a partially walled barbecue canopy are also planned. The pool will have fresh water, mosaic tiles and will be heated by a heat pump. The heating and cooling of the house is regulated by an electric heat pump with solar collectors, underfloor heating in the bathrooms, and hair dryers. The carpentry will be PVC. The project is on sale without furniture, but if the client wishes, interior decoration can be arranged for an extra charge.
